Landscaping That Sells
One of the main selling points for the Synergy Apartments, located in the Mayfair Collection in Wauwatosa, is the two spacious green roofs with 10,000 square feet of outdoor courtyard common areas, grilling equipment, fire pits, and cabana—all surrounded by an amazing landscape. The two five-story apartment buildings feature 270 luxury units; premium apartments at a premium price. So, the client covets a top-notch landscape that helps keep occupancy full. After constructing the green roofs and installing the landscape on the rooftops and at ground level in 2018, we began managing it the following year.
Landscape Management that Makes a Difference
The landscape must look colorful and pleasing for tenants when relaxing or playing in it, but it also needs to look amazing from their apartment windows. We meet the client’s goal by packing beds with bunches of different colors, textures, and plant types. Flowers, shrubs, and trees are planted close together for a full, lush effect, especially on the green roofs and the center plaza. Speaking of green roofs, they are notoriously tough growing environments because of the heat. Constant attention has to be given to the plants to keep them healthy and alluring. Hand watering is sometimes necessary even though the property has irrigation.
Each green roof has eight hawthorn trees to maintain. And there is a lawn that needs mowing on the ground level and a lawn panel on one of the green roofs.
We manage this landscape to match the designed space feel the client desires. Nothing can be out of place. Everything must fit together. The whole must be greater than the sum of its parts. Synergy.
